This Cookie Policy explains how Vanta Luxe Villas LLC ("we," "us," or "our") uses cookies and similar technologies on villamontecito.com (the "Site"). It should be read together with our Privacy Policy.

1. What are cookies?

Cookies are small text files placed on your device when you visit a website. They help websites function, remember your choices, and provide information about how the site is used. We also use similar technologies such as browser local storage, pixels, and embedded third-party content, which this policy covers under the term "cookies."

2. How we ask for your consent

When you first visit the Site, a consent banner lets you Accept All, Reject All, or Customize your choices by category. Until you make a choice, no non-essential cookies are set: our tags run through Google Tag Manager with Google Consent Mode v2, and all analytics, advertising, functionality, and personalization storage is denied by default.

Your choices are saved on your device (in browser local storage under the key cookie_consent_prefs) so we don't ask you on every visit. You can change or withdraw your consent at any time — see Section 7.

Some embedded third-party content (for example, Google Maps) is blocked until you consent to the relevant category. In its place you will see a notice with a button to update your cookie preferences.

3. Categories of cookies we use

Strictly necessary

Essential for the Site to function and to remember your consent choices. These cannot be disabled. The only item in this category is cookie_consent_prefs, a browser local storage entry set by villamontecito.com that stores your cookie consent preferences. It remains on your device until you delete it.

Analytics

Help us understand how visitors use the Site so we can improve it. We use Google Analytics 4, deployed via Google Tag Manager. These cookies are set only if you consent to the Analytics category.

Google Analytics sets two cookies: _ga, which distinguishes unique visitors, and _ga_JPZW238P82, which maintains session state. Both last up to 2 years, though some browsers cap cookie lifetimes (e.g., ~400 days in Chrome; as little as 7 days in Safari).

Marketing

Would be used to deliver relevant advertising and measure campaigns (e.g., Meta Pixel, Google Ads). We do not currently use marketing cookies on this Site. This category appears in our consent tool so that, if we introduce such cookies in the future, they will only run with your prior consent and this policy will be updated.

Preferences

Would be used to remember settings such as language, region, or display preferences, and to load consent-gated embedded content (e.g., Google Maps). We do not currently set preference cookies, but consenting to this category allows blocked third-party embeds on the Site to load. Third parties such as Google may set their own cookies when their embedded content loads; see their respective privacy policies.

4. Third parties

The following third parties may set cookies or process data when you use the Site, subject to your consent choices:

• Google (Google Tag Manager, Google Analytics 4, Google Maps) — Privacy Policy. Google Tag Manager itself does not set cookies; it only loads other tags according to your consent.
• OwnerRez (booking widget) — Privacy Policy. The reservations page embeds OwnerRez's booking widget, which may set its own functional session cookies within the widget as needed for availability checks and booking inquiries to work. These are essential to the booking function and do not track you across other websites.

5. Your privacy rights

California residents (CCPA/CPRA)

We do not sell your personal information, and we do not currently use cookies that "share" personal information for cross-context behavioral advertising. If that changes, we will update this policy and provide a "Do Not Sell or Share My Personal Information" mechanism. Mexico residents (LFPDPPP)

Under Mexico's Federal Law on the Protection of Personal Data Held by Private Parties, you have rights of access, rectification, cancellation, and objection (ARCO rights), and you may revoke your consent to the processing of your personal data at any time. Other jurisdictions

If you access the Site from a jurisdiction that requires consent for non-essential cookies (such as the EU/EEA or UK), the Site does not set such cookies without your consent, as described in Section 2.

6. How long we keep cookie data

Cookie durations are described in Section 3. Your consent choice is stored on your device until you clear your browser data or reset your preferences. Analytics data retained in Google Analytics is kept for up to 14 months.

7. Managing your preferences

You can change your cookie choices at any time:
