Welcome to villamontecito.com (the "Site"), operated by Vanta Luxe Villas LLC ("we," "us," or "our"). By accessing or using the Site, you agree to these Terms of Use. If you do not agree, please do not use the Site.
1. Purpose of the Site
The Site provides information about the property known as Villa Montecito (the "Property") and allows you to check availability and submit booking requests. We do not process payments through the Site. Reservations and payments are completed through third-party booking platforms — including the OwnerRez booking widget embedded on the Site, and listing platforms such as Vrbo or Airbnb — each of which has its own terms and privacy practices.
2. Bookings and rental terms
Any reservation of the Property is governed by the rental agreement and terms presented at the time of booking through the applicable booking platform, including cancellation, deposit, and refund policies. In the event of any conflict between these Terms of Use and the rental agreement or booking platform terms, the rental agreement and booking platform terms govern the reservation. Nothing on the Site constitutes a binding offer; all bookings are subject to confirmation.
3. Accuracy of information
We work to keep descriptions, photographs, amenities, rates, and availability shown on the Site accurate and current, but they are provided for general information only and may change without notice. Rates and availability are only confirmed through the booking platform at the time of reservation.
4. Intellectual property
All content on the Site — including text, photographs, videos, floor plans, graphics, and logos — is owned by or licensed to us and is protected by copyright and other intellectual property laws. You may view and print content for personal, non-commercial use in connection with considering a stay at the Property. You may not copy, reproduce, republish, scrape, or use any Site content (including photographs) for any other purpose, including in other property listings, without our prior written permission.
5. Acceptable use
You agree not to use the Site in any way that violates applicable law; to attempt to gain unauthorized access to the Site or its systems; to submit false or fraudulent booking inquiries; or to introduce malware or interfere with the Site's operation or the booking widget.
6. Third-party services and links
The Site contains embedded third-party services (such as the OwnerRez booking widget and Google Maps) and links to third-party platforms (such as Vrbo or Airbnb). These are provided for convenience. We do not control third-party services and are not responsible for their content, availability, or practices. Your use of them is subject to their own terms and privacy policies.
7. Disclaimers
The Site is provided on an "as is" and "as available" basis. To the fullest extent permitted by law, we disclaim all warranties, express or implied, regarding the Site, including warranties of merchantability, fitness for a particular purpose, and non-infringement. We do not warrant that the Site will be uninterrupted, error-free, or free of harmful components.
8. Limitation of liability
To the fullest extent permitted by law, we will not be liable for any indirect, incidental, consequential, special, or punitive damages arising out of or related to your use of the Site. Our total liability for any claim relating to the Site will not exceed USD $100. This section applies to use of the Site only; liability relating to a confirmed stay at the Property is governed by the rental agreement. Some jurisdictions do not allow certain limitations of liability, so parts of this section may not apply to you.

10. Changes to these terms
We may update these Terms of Use from time to time. The "Last updated" date at the top shows the latest revision. Continued use of the Site after changes are posted constitutes acceptance of the revised terms.
11. Governing law
These Terms of Use are governed by the laws of the State of Texas, without regard to conflict-of-law principles. Any dispute relating to the Site will be resolved in the state and federal courts located in Dallas County, Texas. This clause does not limit any mandatory consumer protections available to you under the laws of your place of residence.
